PHNX5 - Del Mar Mesa

This property in the San Diego coastal community of Del Mar Mesa is home to highly sensitive, drought-tolerant habitat. The property is also in a High Fire Hazard Severity Zone, where defensible space and irrigation requirements destroy native drought-tolerant habitat. A wildfire less than one mile away threatened the community in summer of 2024, reminding us that even in seemingly humid coastal areas, wildfire is a threat.

With a wood-free Type I-A PHNX Home, we were able to reduce the size of our Brush Management Zones, resulting in a 40% reduction in irrigation budget, and the preservation of seven rare native cacti.

This will be our second wildfire-safe PHNX Home in San Diego, and we're thrilled to break ground in March 2025!
